Our availability chart shows Saturday to Saturday prices, just to keep things simple, but we’re really very flexible.

You can start and end your break on whatever days you like, and book for however many days you want*, just as long as your chosen days are available

We charge a nightly rate, but if you book for 7 nights you’ll get a discount as shown by the W rate. This means that on a 14 night booking you will normally get at least 1 day or more free.

If you’re booking for a little over a week – ten days for example – you’ll pay our discounted rate for the first week, plus the extra days at the daily rate.

Our prices change with the seasons, so if your stay overlaps two different price bands, your rental price will reflect the change.

Our minimum booking charge is currently 4 nights even if not staying that long due to the extra costs of enhanced cleaning due to Covid19.

Unless you are a returning guest, the longest continuous period for which we normally rent out The The Spinney Cottage is 15 nights, unless by special arrangement. If you want to stay for longer than this, you’ll need to contact us personally

  •  Booking Form and Payment Terms

    A deposit of £100 is required with order and full balance of holiday to be paid within 6 weeks (Christmas period is 10 weeks) of the start of the holiday.

    Payment is by cheque (or by internet banking) with your completed booking form. Please print this off, complete the form, sign it then send it by post to us with your deposit (or full payment). Please do contact us first to ensure dates available.

    Full terms and conditions for bookings can be found on the booking form. The booking form must be signed, completed and sent to us, and payment made in accordance with these conditions otherwise booking will be deemed to be cancelled.

  •  Late Offers and Last Minute Opportunities

    If there are less than 6 weeks to go the whole balance needs to be paid with booking.

    As we now do enahnced cleaning due to Covid19 sadly our minimum charge is for 4 nights even if you do not stay the full 4 nights

    Departure time is 10am - It maybe possible to delay this to 12 noon but after that another nights booking will need to be paid

    Stay must be booked and paid for at least 48 hours before start of holiday

  •  Cancellations

    We understand that things happen, which may mean the holiday has to be cancelled. If we have to cancel the holiday for whatever reason - eg the virus or in the local area in lockdown, we will give a full refund. If the cottage is open and you have to cancel then our following cancellation policy applies. We always recommend that you to take out appropriate cancellation and travel insurance for your holiday.

    In the first instance we will always try to fit you in with an alternative date, or at our other property, but if you do need to cancel our terms are as follows for bookings made directly through us and not via an agent (they have their own terms):-

    Cooling off period - If there are less than 15 days since the booking is accepted and the holiday has not started, then in compliance with the consumer contract regulations 2013, a full refund of all monies paid towards the holiday being cancelled will be made.

    Thereafter with more than 90 days to go to the start of the holiday -75% returned of amount paid. The amount retained is to cover our admin fees as we don't charge a booking fee and will normally mean just £25 if just the deposit has been paid.

    Less than 91 days and more than 60 days to go to the start of the holiday- 60% returned of amount paid. The amount retained is to cover our admin fees and potential loss of holiday booking and will normally mean just £40 if just the deposit has been paid.

    Less than 61 days and more than 8 days to go to the start of the holiday- 40% returned of amount paid. The amount retained covers our potential loss of income for that holiday period.

    Less than 8 days and more than 3 days to go to the start of the holiday- 25% returned of amount paid. The amount retained covers our potential loss of income for that holiday period.

    Less than 4 days to go to the start of the holiday- 0% returned of amount paid. The amount retained covers our potential loss of income for that holiday period.
